Rental apartments in Kokkola

Whether you live in a rental apartment, a right-of-occupancy home, or an owner-occupied property, it is important to take care of basic sauna maintenance on a regular basis. Many sauna cleaning and upkeep tasks are the resident’s responsibility, while issues related to the building structure, ventilation, or fixed equipment should be reported to maintenance services when necessary.

Clean the Sauna Regularly

Keeping the sauna clean is an essential part of sauna maintenance. During use, sweat, dirt, and moisture accumulate on surfaces and should be removed regularly.

After use, wipe down the sauna surfaces with clean water if necessary and allow the sauna to dry thoroughly. It is a good idea to leave the heater on for a short time after bathing so that the benches dry quickly. The benches should be washed regularly using a cleaning product suitable for saunas. Use a soft brush or sponge and avoid excessive scrubbing, which can damage wooden surfaces. For example, heat-treated benches do not withstand aggressive mechanical cleaning. Heat-treated wood is usually recognizable by its darker color.

Avoid Excessive Wetting

The sauna benches and other wooden surfaces do not need to be soaked with water before every sauna session. Using a sauna seat cover helps protect the benches from moisture and dirt and makes them easier to keep clean.

If you use fragrances or other additives in the sauna water, make sure they are suitable for sauna heaters and follow the manufacturer’s instructions.

Take Care of the Sauna Heater

Regular inspection and cleaning of the sauna heater help ensure a safe and enjoyable sauna experience.

Replacing sauna stones is the resident’s responsibility. Sauna stones should be checked regularly, as they gradually crumble with use and lose their ability to conduct heat efficiently. Broken and crumbling stones should be removed and replaced according to the heater manufacturer's instructions.

Always use stones that are specifically suitable for your sauna heater and follow the manufacturer’s instructions when stacking them. The stones should not be packed too tightly, as adequate airflow is essential for the heater's proper operation.

Do not place any objects on or near the heater that do not belong there. Clothes, towels, and other items must never be dried in the sauna, as they create a fire hazard. Always follow the heater’s operating and maintenance instructions.

If the heater does not heat up normally or shows signs of malfunction, stop using it immediately. If you notice a burning smell, smoke, or any other abnormal condition, contact maintenance according to the property’s instructions.

Keep Ventilation Working Properly

Proper ventilation is an important part of sauna safety and maintenance. Ventilation helps remove excess heat and moisture from the sauna and prevents moisture buildup.

Do not cover or block the sauna’s ventilation vents. Dust that accumulates on or around the vents should be wiped away with a damp cloth. Take care not to alter the vent settings while cleaning.

Ventilation settings must not be adjusted independently. If the ventilation does not seem to be functioning normally, report the issue to maintenance services.

Dry the Sauna After Use

Allowing the sauna to dry properly after each use is essential. Once the sauna has cooled down, leave the sauna door and any ventilation solutions open as instructed for the property so that moisture can escape.

Drying the floor when necessary also helps keep the sauna clean and prevents moisture accumulation. A floor squeegee works well for this purpose.

Sauna Maintenance at a Glance

Regularly:

Wipe down and clean sauna surfaces.

Wash the benches with a cleaning product suitable for saunas.

Use a sauna seat cover when bathing.

Heat-treated benches should be oiled once a year with, for example, paraffin oil or sauna wax.

Ensure the sauna dries properly after use.

Keep ventilation vents open and clean.

Check the condition of the sauna stones and replace them when necessary. If you notice a malfunction, signs of water damage, or problems with the ventilation system or sauna heater, contact the maintenance service specified in YH Kodit’s instructions.

In rental and right-of-occupancy homes, always check the maintenance and responsibility guidelines for your home before attempting any repairs. Responsibilities are determined, among other things, by the allocation of responsibilities within the housing company.

By keeping your sauna clean, dry, and in good working order, you can enjoy it for years to come while also helping to maintain the safety and condition of your home.

Sauna Maintenance and Cleaning

Summer heat brings light and warmth, but apartment buildings can turn uncomfortably hot. In buildings constructed before the 2000s in particular, heat accumulates in the structures for days at a time — even after outdoor temperatures have dropped. Research shows that elevated indoor temperatures reduce sleep quality and slow the body's recovery. Managing indoor heat effectively has a direct impact on comfort and daily wellbeing. Bringing the bedroom temperature down enough allows for deeper sleep and noticeably better alertness the next day.

Cooling an apartment requires planning and the right approach. The structural characteristics of older residential buildings contribute to heat build-up, but indoor temperatures can be lowered through simple, cost-free measures — no expensive equipment needed.

Structural challenges in older apartment buildings during hot weather

The overheating of older apartment buildings is closely tied to the construction methods and materials used at the time. According to the Technical Research Centre of Finland (VTT), massive concrete structures absorb significant amounts of thermal energy. The thermal mass of the building stores solar radiation during the day and slowly releases it back into the indoor air well into the night. A brief evening airing is therefore often ineffective, as warm wall surfaces continue to heat the room for hours.

The ventilation system also plays a major role. Buildings constructed before the 1990s typically rely on either natural stack ventilation or mechanical exhaust ventilation without any supply air cooling. Mechanical exhaust systems draw used air out through extraction ducts, meaning replacement air flows in directly from outside — which during a heatwave means extremely warm air. Since the incoming air cannot be mechanically cooled or routed past a heat exchanger, the apartment inevitably heats up as outdoor temperatures rise.

Important note on ventilation

In apartments with mechanical exhaust ventilation, keeping windows open during the hottest part of the day disrupts the ventilation system's balance and draws hot air inside even faster. Keep windows closed whenever it is warmer outside than inside.

The thermal insulation of older windows also differs considerably from modern low-emissivity glazing. Older glass allows direct solar radiation to pass through almost unimpeded, causing floors, furniture and other surfaces to heat up and radiate warmth back into the room. In newer buildings, window glazing and ventilation are designed with energy efficiency and effective summer heat management in mind.

Passive cooling: Keeping heat out in the first place

One of the most effective ways to manage indoor temperature is to prevent heat build-up before it starts. Blocking direct sunlight before it reaches interior surfaces saves considerable effort. Passive cooling is completely free, silent and uses no electricity.

In an apartment building, the most effective shading is typically achieved with interior blinds and curtains, since residents generally have no control over external structures. Venetian blinds should be kept closed and angled to reflect light back outwards. Light-coloured, dense curtains reflect heat effectively, while dark textiles absorb light and convert it into thermal energy.

Keep blinds closed during the day

Use light-coloured reflective curtains

Cross-ventilate at night only

Turn off unused appliances

Well-timed ventilation is the other cornerstone of passive cooling. Open windows only when the outside air is cooler than the air indoors — typically late in the evening, overnight or in the early morning. The most effective technique is cross-ventilation: opening windows on opposite sides of the apartment creates airflow that circulates and refreshes the air quickly. During the day, keep windows and balcony doors firmly shut to prevent hot air from entering.

It is also worth identifying internal heat sources in the apartment. Household appliances such as ovens, dishwashers and even electronics left on standby continuously generate waste heat. Avoiding oven use during hot spells and switching off unnecessary devices are easy ways to reduce the internal heat load. You can also explore other comfort-enhancing solutions and our range of resident benefits on our website.

Active cooling: Fans and portable units

If passive methods are not enough to keep temperatures under control, active cooling devices can be brought in. The most common and affordable option is a standard desk or floor fan. A fan does not actually cool the air — it simply moves it. However, the airflow it creates accelerates moisture evaporation from the skin, making the air feel around two degrees cooler than it actually is. For best results, position the fan to blow cool air upward from floor level, or place it in front of an open window in the evening to draw fresh outdoor air deep into the apartment.

More effective cooling can be achieved with a portable air conditioning unit. These devices extract heat from the air and expel it outside through an exhaust hose. The hot exhaust air must be ducted out through, for example, a sealing kit fitted to a vent window. Without a proper seal, the unit will draw in fresh hot replacement air from outside or from adjacent rooms, significantly reducing its cooling efficiency. Portable air conditioners also remove moisture from the indoor air, making it feel fresher and easier to breathe immediately.

Remember to drain the condensate water

Portable air conditioners condense moisture from the air into water. Empty the unit's water tank regularly according to the manufacturer's instructions. A full tank can cause the unit to shut off automatically, or in the worst case lead to water damage if the drain hose or tank leaks onto the floor.

What are residents allowed to do? Rules and responsibilities

Apartment living comes with certain restrictions when it comes to cooling. Portable devices such as fans and freestanding air conditioners may be used in all apartment types without separate notification. Fixed installations, however — such as air-to-air heat pumps — always require written permission from the property owner or housing company. A fixed heat pump requires penetrations through the external wall for the outdoor unit, which directly affects structures that fall under the building's responsibility and always requires professional installation and a careful permit process.

Modifications are particularly tightly regulated in rental and right-of-occupancy apartments. Because fixed installations affect the building's facade and electrical systems, residents are not permitted to install a fixed heat pump independently. Any costs associated with a heat pump installation are always the tenant's responsibility.

Lightweight, portable solutions are the easiest and most cost-effective way for residents to improve their comfort without lengthy permit processes or the hassle of having to remove equipment when moving out.

Stress-free living in growing cities

Find your perfect home with YH Kodit

We offer flexible and high-quality housing solutions in the Tampere and Turku regions. Why cooling an older apartment can be challenging — and what residents can do about it

Guide to Affordable Housing

Varke and ARA Rental Apartments: A Complete Application Guide and Eligibility Criteria

Finnish housing policy is shifting, and for many people looking for a home, terms like ARA and Varke apartments can seem confusing at first. In practice, these are rental homes built or financed with state support, with the goal of providing quality, secure housing at a reasonable price. YH Kodit is a major provider of these homes, particularly in the Tampere and Turku regions, where demand for stable housing continues to grow.

Varke apartments (Stable Rental Homes) and traditional ARA properties are often located in prime parts of the city, close to services and transport links. Because the construction of these homes has been supported with public funding, their rent-setting is governed by the cost-price principle. This means rents are kept as low as possible — residents are only charged the actual costs of managing, financing, and maintaining the property.

What does state-subsidised housing offer tenants?

State-supported housing doesn't mean compromising on quality. On the contrary, the properties managed by YH Kodit meet modern market standards in terms of fixtures and fittings. Residents enjoy contemporary floor plans, quality materials, and often energy-efficient solutions that keep living costs down over the long term.

One of the biggest advantages is the flexibility and predictability of the tenancy. Unlike many private landlords, YH Kodit does not typically require fixed-term commitments. Tenancy agreements are open-ended, giving residents the freedom to respond to life changes. The notice period is the statutory one calendar month, and there are no penalty fees.

Pets welcome

No binding fixed terms

Cost-price rent

Stable landlord

The apartments suit a wide range of life situations. The selection includes compact studios for students or those relocating for work, as well as spacious family homes. Pets are welcome members of the household in almost all YH Kodit properties. In practical terms, affordable rental apartments offer residents peace of mind: no fear of the property being suddenly sold from under you, or of unreasonable rent increases.

Tenant selection criteria: need, income, and assets

Because demand for Varke and ARA apartments is high and these homes are supported by public funds, tenant selection follows official guidelines. The process is not simply first-come, first-served. Instead, decisions are based on social suitability and genuine financial need.

Selection criteria fall into three main categories:

1. Varke and ARA Rental Apartments: A Complete Application Guide and Eligibility Criteria

The appeal of Tampere is based on smooth everyday life, diverse services, and an evolving urban environment. The modern tram connection has made moving around the city easier for residents and made daily life effortless without owning a car. When looking for high-quality rental apartments in Tampere, proximity to the tram line offers the best combination of practicality and easy accessibility. The tram seamlessly connects key residential areas, such as Hervanta, Pyynikintori, the Tays hospital area, and Lentävänniemi to the city center. Thanks to this, residents can enjoy the peace of their own neighborhood and the city’s vibrant cultural offerings without unnecessary travel time.

Renting a suitable home should be clear and financially predictable. Flexibility is highly valued in today’s housing market. Rental agreements without long fixed terms and reasonable security deposit conditions make moving significantly easier. When the financial barrier to getting a new home is kept low, changing apartments as life situations change goes smoothly without unnecessary stress. YH Kodit aims to meet this need by offering resident-friendly solutions that support changing stages of life.

Flexibility and everyday convenience in Tampere rental living

In Tampere’s developing residential areas, rental living offers a carefree and flexible everyday life. A flexible rental agreement ensures that the resident is not tied to the apartment for a long fixed period. You can plan your future freely, as our agreements do not require the typical one-year minimum commitment. All our lease agreements are valid until further notice right from day one without a mandatory 12-month commitment, reducing the risks of moving if your life situation unexpectedly changes.

The financial terms of the agreements are also resident-friendly. The security deposit is equal to only one month’s rent, significantly reducing the initial capital required when moving into a new home. This leaves more savings for other necessary purchases when moving. In addition, YH Kodit offers a flexible guarantee service alongside the standard rental deposit in partnership with its partner, ensuring that a deposit is not an obstacle to securing a new home.

A clear practice is followed regarding termination. Open-ended agreements have a one calendar month notice period, calculated from the last day of the month in which notice is given (to the end of the following calendar month). This provides predictability for both parties and sufficient time for practical arrangements, such as setting a moving date and packing belongings.

Pets welcome

Deposit only 1 month's rent

No mandatory 12-month commitment

Close to the tram line

When the goal is to find a comfortable rental apartment with excellent transport connections, it pays to explore the available properties in advance. Homes located along the tram route provide fast connections to the city center, educational institutions, workplaces, and a diverse range of recreational activities.

Varke apartments and resident selection criteria in the Tampere region

Tampere also offers state-subsidized rental apartments, nowadays referred to as Varke apartments. These homes offer safe, affordable, and high-quality long-term housing. Because this is publicly subsidized housing stock, resident selection follows criteria designed to ensure homes are allocated to those who need them most. The Housing Finance and Development Centre of Finland (Varke), which began operations in March 2025, is now responsible for the statutory duties formerly handled by ARA.

Resident selection for Varke apartments is influenced by the applicant’s housing need, income, and assets. Applicants’ financial situations are assessed comprehensively. When assessing assets, factors such as properties, land, fund investments, and housing shares owned by the household are considered. However, regular savings or funds saved for studies generally do not prevent obtaining an apartment.

Income limits in resident selection

Statutory monthly income limits apply to resident selection for Varke apartments. The gross monthly income of a single-person household may be at most €3,540/month. Larger households have their own proportioned limits, which should always be verified according to current information when submitting an application. For example, in a two-adult household, the income limit is €6,020/month.

Single-person income limit Max €3,540/month

Maximum asset limit Assessed case-by-case

If you do not meet the income or asset limits, or if you are looking for non-subsidized housing, the city has plenty of other options. You can browse the selection directly in our online search service, where you will find all available and upcoming rental apartments in Tampere.

Diverse housing paths: Right-of-occupancy and owner-occupied homes

Rental living is not the most suitable long-term option for everyone, but the threshold for buying a traditional owner-occupied home and taking on a large housing company loan can feel high. The right-of-occupancy system meets this need. A right-of-occupancy apartment offers a secure and flexible middle ground between renting and owning. The resident initially pays a right-of-occupancy fee, which is usually 15% of the purchase value of the home, and subsequently pays a monthly residence fee.

A right-of-occupancy apartment offers the resident lifelong security of tenure, as the agreement cannot be terminated by the owner without specific statutory grounds. It creates a stable foundation for families with children and those seeking a long-term home. In the growth centers of Tampere and Turku, the demand for right-of-occupancy apartments has remained high. They provide an opportunity for high-quality living close to good transport connections and services without the risk of sudden interest rate increases or property depreciation. Furthermore, no income limits apply to right-of-occupancy homes, making them a flexible option for many house hunters.

Many also dream of purchasing a brand-new owner-occupied apartment directly from the developer. New developments are modern and energy-efficient buildings constructed according to contemporary quality standards. In attractive areas of Tampere, such as Hatanpää, new owner-occupied homes attract residents who value effortless daily life, modern architecture, and proximity to nature.

Practical benefits of a new build for residents

The buyer of a new owner-occupied apartment avoids the planning and costs of major renovations for at least the next ten years. In addition, modern building technology guarantees low energy consumption. Electricity and heating costs remain controlled, and efficient ventilation ensures optimal indoor air quality in all seasons without drafts.

Smooth daily life and functional resident services

Comfortable living is built on smooth everyday life and functional services in addition to square meters and wall materials. When communicating with the landlord is effortless, residents can focus on their daily routines with peace of mind. In the digital resident portal, Oma YH Kodit, agreements, payment details, and notifications are always accessible with a single login. Digital services save time and ensure that information remains secure and organized. Through the portal, residents can also conveniently book parking spaces or sauna shifts, for example.

In everyday situations, expert customer service provides vital support. Moving into a new home often requires coordinating numerous details. Key collection, parking reservation, reporting potential faults, and regular apartment inspections must run smoothly without delays. At YH Kodit, water billing is generally based on actual apartment-specific consumption, helping residents monitor their water usage and save both natural resources and money.

Digital services Agreements, payments, and fault reports are always accessible digitally in the Oma YH Kodit service.

Everyday coordination Keys, parking spaces, and move inspections are handled centrally and efficiently.

An apartment condition check performed before moving in protects both the resident and the landlord. When apartment surfaces and appliances are meticulously documented before the arrival of a new tenant, misunderstandings during move-out are avoided. Thanks to thorough documentation, the rental deposit can be refunded quickly and in full once the home has been kept in good condition and final cleaning has been completed properly.

The right form of housing for every stage of life

Tampere’s evolving neighborhoods offer a functional setting for living at all stages of life. With the modern tram smoothly connecting residential areas to city center services, choosing the most suitable housing option becomes easier. The most important thing is finding a solution that adapts to your life situation and offers financial peace of mind without hidden costs. Homes situated along the tram route are an excellent choice for students, working professionals, and seniors alike, as commuting is effortless without a private car.

Rental housing with a one-month deposit and flexible notice period enables easy mobility for work or studies.
