Please note that during your tenancy, you may apply for compensation for rekeying costs through Avainturva (Asumisplus).At YH Kodit, the rental deposit is equivalent to one month’s rent. This amount is paid in advance, before the keys are handed over, and is securely held for the duration of the tenancy. When the tenancy ends and the apartment has been inspected, the deposit is refunded, provided that all terms of the rental agreement have been properly fulfilled.<h2>Can the rental deposit be paid in installments?</h2>It is completely understandable that the amount equivalent to an extra month’s rent may not always be readily available. Life can bring unexpected situations, and even the move itself can involve unforeseen expenses. We do not want the rental deposit to be a barrier or delay in securing a suitable apartment. That’s why we offer flexible and reasonable solutions regarding the rental deposit.Thanks to the cooperation between YH Kodit and Takaamo, tenants are offered a guarantee service as an additional option alongside the standard rental deposit. Its purpose is to ensure the apartment is in good condition for the next resident. We understand that normal wear and tear occurs during living. There will be no charges for normal signs of use, but clear damages—such as broken surfaces, damaged structures, or an unclean apartment—may result in charges. It’s a good idea to report any damages to our customer service in advance so that repairs can be arranged and the tenant has time to apply for compensation from their home insurance or Avainturva in case of lost keys.You do not need to repair holes from wall hooks or plugs yourself—we will take care of these with our maintenance company. <h1>What Does "Asset Limit" Mean?</h1>Some of our rental apartments are subject to an asset limit that affects tenant selection. For right-of-occupancy apartments, the asset limit is 50% of the value of a comparable owner-occupied apartment. This limit does not apply to applicants over the age of 55. What does the asset limit mean?

For some of our ARA rental apartments, tenant selection is influenced by the applicant’s maximum income. Both earned and capital income are considered as income, including:<ul><li>Salary and salary supplements such as overtime pay, shift premiums, bonuses, etc.</li><li>Pensions</li><li>Income from abroad</li><li>Rental income, interest, and dividends</li><li>Alimony received from a spouse</li><li>Adult education allowances and study grants</li><li>Taxable value of fringe benefits</li></ul>For individuals on parental leave, care leave, or job alternation leave, the income is considered to be the monthly income prior to leaving work. If the leave has lasted over a year, the income may be calculated as the average of the previous 12 months.If income varies monthly, the average over the past 12 months is used. Income may also be assessed with reductions in mind—such as retirement or challenges in finding employment. Temporary income such as conscript’s daily allowances or holiday wages for students under 18 is not taken into account. Holiday pay is also excluded.The monthly income limit for a one-person household is €3,540. If there is more than one adult (aged 18+) in the household, the limit increases by €2,480 for each additional adult. For households with children under 18, the limit increases by €650 for the first child and €600 for each additional child.<h2>Examples of income limits:</h2><ul><li>1 adult: €3,540</li><li>2 adults: €6,020</li><li>1 adult and 1 child: €4,190</li><li>2 adults and 1 child: €6,670</li><li>2 adults and 2 children: €7,270</li><li>2 adults and 3 children: €7,870</li></ul>

Income limits in tenant selection

Before you start searching for your dream home, calculate how much rent you're willing to pay. Also check whether heating costs or water charges are included in the rent or added on top. At YH Homes, heating costs and a 50 Mbps internet connection are included in the rent. Water is billed based on consumption. In addition to rent, the landlord may also require a security deposit, which must be paid before receiving the keys. The deposit is refunded when moving out, provided all responsibilities related to the return have been fulfilled. The security deposit can be used to cover issues such as insufficient final cleaning, damage caused by the tenant, or lock rekeying due to lost keys.The deposit typically ranges from one to three months’ rent. At YH Homes, the deposit is equivalent to one month’s rent. Instead of a traditional cash deposit, you can also apply for a monthly guarantee fee. Security deposit

Location usually affects the price of rent as well. That’s why it’s worth considering whether moving a bit farther away could offer a more affordable option. Also pay attention to local services and public transportation. Is there a grocery store nearby—or perhaps a library?

Location of the apartment

In many housing companies, parking spaces can be limited, and street parking may also be difficult. This is something to keep in mind when choosing an apartment to avoid unpleasant surprises. Do you have an electric car—or are you considering getting one? Charging an electric vehicle is possible in nearly all YH Homes properties. If a dedicated EV parking spot hasn't been provided, a standard heating post can be upgraded into a charging station through our partner, Parking Energy.

Pets are part of the family too, so make sure to check whether pets are allowed in the apartment before signing the lease. At YH Homes, pets are welcome. Is there a dog park nearby?

Life is full of surprises. Rental agreements can be made for a fixed term or as open-ended contracts. Be sure to check how long you’re expected to commit to the apartment. At YH Homes, the notice period for rental apartments is one calendar month, so long-term commitment isn’t required. For right-of-occupancy homes, the notice period is three months.
