This regulates the water flow through each heating line: more water means more heat, and vice versa. Each year, they handle nearly 17,000 phone calls and around 20,000 emails.</p><h3><strong>Nothing in the building goes unnoticed by property management</strong></h3><p>Day-to-day duties include coordinating renovation bids, billing for maintenance fees, managing bank accounts, and processing payments. They also maintain data about apartments and buildings. The property management office includes not just managers, but also accountants and customer service staff who assist residents with practical matters.</p><h4><strong>When your neighbor plays drums in the middle of the night</strong></h4><p>Noise is one of the most common complaints received by property managers. But hey—not all sounds should or need to be banned. Dogs bark, kids play, and someone might drill a hole in the wall. That’s everyday life.</p><p>Still, if the noise continues late or happens frequently, it's time to act:</p><ul><li>First: Talk directly to your neighbor. For our property management team, this means careful preparation to keep buildings warm and energy-efficient. At the beginning of the season, we closely monitor the average daily temperature. Once it falls below 13°C, heating is switched on. All buildings are heated within a few days.</p><p>At YH Kodit, the target indoor temperature is 20°C. In addition to outside temperatures, we also closely monitor the average indoor temperatures in the apartments.</p><p>&nbsp;</p><p>“At the start of the heating season, the typical indoor temperatures of autumn and winter may feel chilly after the warmth of summer. The human body is a sensitive sensor—it can detect even a half-degree difference. That’s why, during the first cool days of autumn, people are more likely to notice cooler spots in their homes. A target temperature of 20°C is ideal for healthy living conditions. The temperature should not drop below 18°C."</p>

<p>The target temperature has been set at 20°C, but in practice, there are challenges: temperatures can vary by several degrees between different apartments in the same building. In addition, residents have personal preferences, which affects what feels comfortable.</p><p>The main reason for the 20°C target temperature is energy conservation, which helps keep heating costs under control. Heating accounts for about one third of rent, so increasing the temperature would result in significant additional costs—potentially amounting to hundreds of thousands of euros. Therefore, managing costs is an important part of property management. A slightly higher target temperature has been set for senior housing to better meet their needs.</p>

Why has the target temperature been set at 20 degrees Celsius?

<p>During the heating season, a radiator may often feel cool to the touch even though the building’s heating is active. When the target indoor temperature is 20°C, a radiator at 30°C still heats effectively—even if it doesn’t feel warm when touched.</p><p>If you suspect the thermostat isn’t working correctly, you can easily test it yourself: turn the thermostat fully open and then fully closed once—this usually frees a stuck thermostat. If that doesn't solve the issue, it's best to contact the building's maintenance company.</p><p>Before reaching out, also make sure that the radiators aren’t covered by heavy fabrics, such as thick curtains, or blocked by large furniture. Sofas and dressers can weaken heating efficiency, so be sure to leave space in front of the radiators during the winter.</p>

Why does the radiator feel cold even though the heating is on?

<ol><li>Check that all windows and the balcony door are fully closed. After window cleaning, the top latch may easily remain open unnoticed.</li><li>Ensure the ventilation system is set to winter mode. In row houses, this is usually adjusted via the cooker hood, while in apartment buildings, ventilation is typically centralized.</li><li>Inspect the window seals. The back of your hand is a great tool for detecting drafts around window edges.</li></ol><p>If you still feel a draft coming through the windows, we recommend submitting a maintenance request so that the seals can be checked and replaced if necessary.</p>
