What is the difference between an open-ended and a fixed-term lease agreement?

How Does an Open-Ended Lease Work?
At YH Kodit, we primarily offer open-ended lease agreements to give residents the freedom to adapt their living plans without unnecessary restrictions. These leases have no pre-defined end date, and they can be terminated flexibly—without penalties or fear of losing the security deposit.
How Does a Fixed-Term Lease Work?
A fixed-term lease clearly defines the start and end date of the tenancy. We typically offer this type of agreement to applicants with previous credit issues. In these cases, we may start with a trial lease, which—if everything goes smoothly—can later be converted into an open-ended agreement. This allows us to offer flexibility and stability even to those with a history of payment issues.
What Is the Notice Period?
- For rental apartments: 1 calendar month
- For right-of-occupancy homes: 3 months
A calendar month means, for example:
- If you give notice on June 1, your tenancy ends on July 31.
- If you give notice on May 31, your tenancy ends on June 30.
So, always double-check the month in which you give notice!
