Looking for an affordable flatshare? Live flexibly with no fixed-term commitment

In popular student cities like Tampere and Turku, finding a place to live can be a real challenge — especially when you're looking for a combination of central location and a rent that fits a student budget. Sharing a flat is one of the smartest ways to live: it gives you access to quality housing at a significantly lower cost than renting a studio on your own.

At YH Kodit, we know that student life rarely follows a fixed plan. An exchange semester abroad, an internship in another city, or an earlier-than-expected graduation all call for flexibility in your tenancy. Unlike many private landlords, we don't lock our residents into 12-month fixed-term contracts. All of our tenancy agreements are open-ended from day one, giving you the freedom to plan ahead without the fear of penalty fees.

Flatsharing: the smart, social choice

When you start looking for a student flatshare, the financial benefits quickly become clear. By splitting the rent on a larger apartment with a friend or classmate, you get more space and better amenities for a lower personal outlay. Larger apartments are also more likely to be in great locations — close to campuses or city-centre services — which saves you both time and money on commuting.

The savings don't stop at rent. In a shared flat, other running costs — such as electricity, water, fast internet, and home insurance — are split between the residents. This frees up a significant portion of your student income for other things. On top of that, a shared living room and kitchen create a natural space for socialising, which is especially valuable when you're starting out in a new city. Browse our

In Tampere and Turku, YH Kodit apartments are spread across a wide range of neighbourhoods. Whether you're drawn to Hervanta near Tampere's technical university or Kupittaa in Turku with its cluster of higher education institutions, we have homes where you'll want to stay. And one more thing — your pet is part of the family as far as we're concerned: four-legged friends are welcome in all of our properties, with no additional charges.

Real flexibility — no fixed-term strings attached

Many landlords expect students to commit to at least a full year at a time. That can mean real stress if your situation changes mid-academic year. YH Kodit has taken a different approach: we want to support student mobility and make everyday life as smooth as possible. Whether you're searching for a rental apartment in Tampere or Turku, you can trust that our agreements are built around you.

Key tenancy information

All of our tenancy agreements are open-ended. The notice period is one full calendar month, counted from the date the notice is given. We do not require a 12-month commitment, making it a low-risk way to rent.

In practice, this means that if you land your dream job in another city or decide to go on exchange mid-spring semester, you won't be stuck paying rent on an empty flat for months. You also won't have to scramble to find a subletter just to avoid penalty fees. To us, your home should be a support — not a burden.

A large part of our housing stock consists of so-called Varke apartments (previously known as ARA apartments), where rents are regulated and kept at a reasonable level. These homes are intended for those who need them most, and students are one of our key target groups. The selection process for Varke apartments follows government-set criteria relating to housing need, assets, and income.

Varke apartment income limits

For a single-person household, the gross income ceiling is €3,540 per month. If you're moving in as a pair, each person's income is assessed separately. Note that student grants and housing supplements are not counted as income in this assessment, which makes it easier for students to qualify for affordable rental housing.

Oma YH Kodit — digital tools for everyday ease

Modern renting calls for modern tools. The Oma YH Kodit self-service portal is designed to make life as a tenant as straightforward as possible. When you're living in a shared flat, it's particularly handy to have all your documents, payment history, and building notices in one digital place. You can log in at any time and take care of things when it suits you — even between lectures.

Through the portal, you can submit maintenance requests around the clock. If the kitchen tap is dripping or a radiator isn't heating properly, your report goes straight to the maintenance team and you can track progress in real time. You'll also find your building's sauna booking schedule, laundry room reservations, and parking space application instructions all in one place. Going digital cuts down on paperwork and ensures that both flatmates stay up to date on everything to do with their home.

How to apply: a straightforward process

Applying for a home with YH Kodit is designed to be simple. You can browse available and upcoming apartments on our website and submit an application directly online. If you're applying for a flatshare with a friend, both parties need to fill in their own details so that the selection process can be carried out fairly and in line with the relevant criteria.

For Varke properties, we also assess applicants' assets. Things like owner-occupied properties or significant investments are taken into account, but ordinary savings or funds set aside to cover study-related costs are generally not a barrier to being offered a home. Our goal is to provide housing for those who genuinely need affordable rental options in growing cities.
