Property management ensures that the affairs of a housing company run smoothly and in compliance with the law. In practice, this involves administrative tasks such as budgeting, organizing resident meetings, maintaining apartment conditions, and communicating with residents—especially regarding faults, moves, and maintenance work. At YH Homes, property management is handled by a team of seven property managers, two technical managers, two project managers, and four customer service specialists. Each year, they handle nearly 17,000 phone calls and around 20,000 emails.
Nothing in the building goes unnoticed by property management
Day-to-day duties include coordinating renovation bids, billing for maintenance fees, managing bank accounts, and processing payments. They also maintain data about apartments and buildings. The property management office includes not just managers, but also accountants and customer service staff who assist residents with practical matters.
When your neighbor plays drums in the middle of the night
Noise is one of the most common complaints received by property managers. But hey—not all sounds should or need to be banned. Dogs bark, kids play, and someone might drill a hole in the wall. That’s everyday life.
Still, if the noise continues late or happens frequently, it's time to act:
- First: Talk directly to your neighbor. That often resolves things.
- If that doesn’t help: Submit a written complaint to property management and specify which apartment the noise is coming from.
- Important: Complaints can’t be processed without detailed information.
- If you're scared or the situation feels threatening: Contact the police directly.
Property management can issue a notice, send an official warning, and if necessary, take the issue to court. But that can only happen if complaints are submitted properly.
Finances and renovation projects
Property management safeguards the housing company's finances by preparing budgets, monitoring expenses, and providing transparency about where rent and fees are spent. When it’s time for major renovations—like replacing the roof or renewing plumbing—project managers and technical staff handle bidding, contractors, and scheduling. Without professional management, projects can easily spiral out of control, both in scope and cost.
