Here’s a full breakdown of what to consider when ending a lease or right-of-occupancy contract through YH Homes, including timing, deposit return, and proper procedures.

 

 Termination Periods

  • Rental apartment: The notice period is one full calendar month.
  • Termination takes effect at the beginning of the following full month.
  • For example:
  • If you terminate on 1 June, your tenancy ends 31 July, and you pay rent for July.
  • If you terminate on 30 June, tenancy also ends 31 July, rent for July applies.
  • If you terminate mid-month (e.g., 15 June), you still pay rent until end of July.

 If the lease is signed by multiple parties, all must sign the termination notice. If only one party moves out, that person must submit a personal notice and clarify that the other tenants will continue living there.

 

 How to Submit a Termination Notice

  • Submit via electronic form on the YH Homes website or send a written document.
  • Email alone is not sufficient.
  • If digital submission isn’t possible:
    • Mail a filled form to YH Homes.
    • Or visit a YH Homes office to complete the form in person.
  • You'll receive an email confirmation—keep it as proof.

 

 Rental Deposit Returns

  • Returned within 2–3 weeks after keys are handed back.
  • Deductions may apply if:
  • Keys are missing
  • Apartment is not properly cleaned
  • Repairs exceed normal wear and tear

 If one of the original tenants continues living there, deposit will not be refunded until the entire lease ends.

 

 Terminating Right-of-Occupancy (Asumisoikeus)

  • Notice period: 3 months
  • Submit using the same electronic form as rental termination.
  • Emails not accepted

 If two people are on the contract and one moves out:

  • A handover agreement must be made with YH Homes.
  • If the agreement is only in the name of the remaining resident, the person moving out must inform the maintenance company.

 Right-of-occupancy can be transferred to a spouse, live-in family member, or relative—only if the holder has lived in the apartment for at least 2 years.

 The right-of-occupancy fee is refunded after the contract ends:

  • If the agreement is with you, return the signed copy to YH Homes before the end.
  • If held by the bank, it is refunded to the bank—notify your bank about termination.

 For terminations due to an estate after death, contact YH Homes customer service.

 

 Key Return

  • Return by 12:00 noon on the first working day after the contract ends.

 Move-Out Checklist

  • Confirm you have all keys; report lost keys immediately.
    • Key security may cover lock replacement—but the claim must be processed before lease ends.
    • Missing keys will result in costs deducted from the deposit.
  • Notify the maintenance company of your move.
  • Transfer or cancel your home insurance and electricity contracts.
  • Complete a thorough cleaning.
    • You’ll receive detailed instructions after submitting your termination notice.
