Why is a rental deposit required at YH Kodit?

A landlord has the right to require a rental deposit, which is usually paid before the keys are handed over. The deposit is refunded upon moving out, provided that all obligations related to the refund have been fulfilled.

The rental deposit can be used to cover issues such as insufficient final cleaning, damages caused by the tenant in the apartment, or costs related to rekeying due to lost keys.
Please note that during your tenancy, you may apply for compensation for rekeying costs through Avainturva (Asumisplus).

At YH Kodit, the rental deposit is equivalent to one month’s rent. This amount is paid in advance, before the keys are handed over, and is securely held for the duration of the tenancy. When the tenancy ends and the apartment has been inspected, the deposit is refunded, provided that all terms of the rental agreement have been properly fulfilled.

Can the rental deposit be paid in installments?

It is completely understandable that the amount equivalent to an extra month’s rent may not always be readily available. Life can bring unexpected situations, and even the move itself can involve unforeseen expenses. We do not want the rental deposit to be a barrier or delay in securing a suitable apartment. That’s why we offer flexible and reasonable solutions regarding the rental deposit.

Thanks to the cooperation between YH Kodit and Takaamo, tenants are offered a guarantee service as an additional option alongside the standard rental deposit. Instead of paying a traditional cash deposit, the tenant pays a monthly guarantee fee.

When will the rental deposit be refunded?

The rental deposit is refunded to the tenant within 21 business days after the end of the agreement, following the move-out and inspection.

If necessary, deductions may be made from the deposit for:

  • unpaid rent or other landlord receivables (e.g., rent, additional charges, water fees, sauna fees, parking fees, collection costs, legal fees, late payment interest)
  • possible rekeying costs
  • repairs for damages caused in the apartment
  • cleaning costs if the apartment was left uncleaned

What is a move-out inspection?

Message from the property manager:

The move-out inspection is carried out either by the property manager or the next tenant. If the move happens directly between tenants without a vacancy period, the new tenant inspects the apartment.

There’s no need to be nervous or afraid of the inspection. Its purpose is to ensure the apartment is in good condition for the next resident. We understand that normal wear and tear occurs during living. There will be no charges for normal signs of use, but clear damages—such as broken surfaces, damaged structures, or an unclean apartment—may result in charges.
It’s a good idea to report any damages to our customer service in advance so that repairs can be arranged and the tenant has time to apply for compensation from their home insurance or Avainturva in case of lost keys.

You do not need to repair holes from wall hooks or plugs yourself—we will take care of these with our maintenance company. There will be no charge for these unless the tenant has been particularly careless with the installations.
