Construction Begins on Kruununvouti, the Final Development in YH Kodit’s Kartanonportti Residential Block in Hatanpää
Construction of Kruununvouti—the last new residential building in YH Kodit’s Kartanonportti block in Hatanpää—will begin in April. The building, and with it the entire block and neighborhood, is scheduled to be completed by summer 2026. The Kartanonportti residential block currently includes six housing companies. Once finished, it will feature nearly 400 owner-occupied apartments, the majority of which are one- and two-bedroom units.
“We’re thrilled that construction is now starting on the final part of the block. We believe Kruununvouti's apartments will sell well, as all previously completed homes in the area have already been sold. Kartanonportti is a quiet, enclosed block structure, and soon a tram will run nearby, bringing city center amenities even closer. Interest in the Hatanpää area has grown significantly over the last decade, and more people are recognizing its excellent location,” says YH Kodit CEO Janne Tuominen.
Stable Growth Despite Industry Challenges
Despite tough years in the construction sector, YH Kodit has maintained a solid market position. The company sees modest signs of recovery in the housing development market.
“We’re now entering more typical conditions in the construction industry, as the ten-year era of zero-interest rates—which distorted the market—has ended. At YH Kodit, we’ve succeeded in anticipating economic shifts and keeping our financial footing stable. We have strong confidence in the Tampere region, as it continues to grow and attract new residents,” Tuominen adds.
OP Tampere Finances the Kruununvouti Project
OP Tampere is financing the construction of Kruununvouti with a total of €11 million. The bank granted funding despite the project’s relatively low reservation rate. Typically, RS projects require a reservation rate of 50%, but factors such as the developer’s financial stability, readiness for market changes, and the project's location and marketability also play a role.
“We want to support Tampere’s growth and vitality by promoting new construction. In this case, we were able to be flexible on the reservation rate, as we view YH Kodit’s financial standing as solid and the location and market appeal of the project as strong,” explains OP Tampere’s Director of Business Services, Kari Lepistö.
Meeting Housing Demand in Tampere
Over the past year, YH Kodit has built 101 new apartments in Tampere and a total of 903 units over the past five years. The company owns over 8,200 rental and right-of-occupancy apartments, nearly 5,600 of which are located in the Tampere region. Last year, Tampere’s population grew by about 5,300 residents, indicating continued demand for new housing.
