Our story began 45 years ago with a mission rooted in social good, the development of affordable, high-quality housing, and independence from construction companies. Today, nearly 15,000 residents live in YH Kodit homes, and we develop approximately 50 to 100 new apartments each year. We offer rental, owner-occupied, and right-of-occupancy housing, with a special focus on state-supported, non-profit ARA housing production. Our aim is to make reasonably priced housing possible in growing urban areas.</p><p>The mission of the YH Kodit Group is to provide homes for a good life. <p>Sustainability, quality, and responsibility are the cornerstones of YH Kodit’s development work. Each year, we develop approximately 50–100 apartments. Some of these remain under our ownership as rental or special-purpose housing, while others are sold as owner-occupied homes.</p><p>We specialize in non-profit ARA housing, supported by the Finnish state, and actively seek ARA-priced plots for our group. <p>We own over 8,000 rental and right-of-occupancy apartments in Tampere, Turku, and their surrounding areas. We manage and maintain our property portfolio ourselves, ensuring that every resident has a safe and comfortable home.</p><p>We invest in high-quality usage and maintenance services and actively engage with residents, property managers, and other stakeholders. <h2>Homes for Life — For Over 45 Years</h2><h3>1970s</h3><p>Osuuskunta Pirkanmaan Haka was founded in autumn 1977 to meet the need for a socially responsible, independent housing developer that could operate in collaboration with municipalities and the state. Its main role became the development of affordable, high-quality homes in the region.<br>In 1978, development activities also began in Southwest Finland through the E-liike movement. Osuuskunta Varsinais-Suomen Haka started on a small scale but expanded in the early 1980s as it began independent housing construction.</p><h3>1980s</h3><p>In 1982, the cooperative began developing the Atala small-house neighborhood in Tampere—Pirkanmaan Haka’s largest project of the decade. The area included small apartment buildings, terraced houses, and housing company-owned homes, totaling about 1,000 apartments.<br>As the economy and state financing systems evolved, the cooperative expanded to include special-use buildings like daycares, health centers, and senior housing, as well as commercial premises and owner-occupied housing.<br>Property management operations began in 1983, and a housing showroom opened at Aleksis Kiven katu 26. In 1987, the cooperative was renamed Pirkanmaan YH-Rakennuttajaosuuskunta.<br>Around the same time, the City of Turku became a shareholder in Varsinais-Suomen Haka. Housing production increased, reaching 500 new homes annually by the late 1980s.</p><h3>1990s</h3><p>Pirkanmaan YH-Rakennuttajaosuuskunta participated in the Tampere Housing Fair in 1990, showcasing a private-financed apartment building and a new youth housing model for 18–25-year-olds.<br>In 1992, “Asunto Oy Tampereen Kotipehku” was completed—then Finland’s largest co-housing project. Residents had been actively involved in planning their homes, and the project received wide attention even before construction began. Another communal housing project followed in 1994.<br>Finland introduced the right-of-occupancy housing system in 1990, and Pirkanmaa YH’s first such building—Linnainpiha with 73 apartments—was completed in 1992.<br>In 1998, the cooperative established its first in-house maintenance unit for inspections and small repairs.<br>This decade also marked growing collaboration between the YH organizations in Tampere and Turku—eventually leading to a merger in 2007.</p><h3>2000s</h3><p>In 2004, the cooperative launched senior housing production in partnership with the Kotosalla Foundation, supporting elderly residents to live independently at home. The first units were completed in Tampere in 2005–2006, with Turku following in 2009.<br>In 2005, the national YH Group split into two entities. YH Länsi-Suomi, owned by subsidiaries in Pirkanmaa and Southwest Finland, took over 6,600 apartments.<br>This restructuring initiated a merger process, and in 2007 the regional companies united to form YH Länsi Oy.</p><h4>2010s</h4><p>In 2012, the company was renamed <strong>YH Kodit Oy</strong> to reflect its mission of providing homes.<br>Construction of Kotosalla homes continued steadily, including the first right-of-occupancy site completed in early 2012 and a decade-long development in Tampere’s Hervanta district, finished in 2013.<br>By the late 2010s, YH Kodit was delivering 500–1,000 new homes annually. Major redevelopment began in Tampere’s Santalahti industrial area and Turku’s Skanssi district. In 2019, YH Kodit completed its first wooden apartment building in Turku’s Linnanfältti neighborhood.</p><h4>2020s</h4><p>The new decade began amid the global COVID-19 pandemic, which increased remote work and time spent at home. YH Kodit co-funded a University of Tampere study exploring how this shift affects future housing needs (results expected in 2021).<br>Despite the pandemic, construction proceeded as planned. New owner-occupied homes were completed in Turku’s historic Kakola district in 2020, with additional developments underway.<br>Construction continues in Santalahti and Skanssi. In the coming years, YH Kodit will also help shape the future of the legendary Hakametsä area in Tampere.</p>
